The Estate Particulars
No expense was sparred when this home was completely remodeled from the ground up. It started as a small 1200 foot tear down that was gutted and rebuilt from the studs. Custom cabinetry and granite slabs surround this extra large kitchen that includes a Wolf Professional Stainless 48” dual fuel gas/electric stove with 6 burners, a griddle, dual ovens, warming rack and a five year in home service warranty should it ever be needed. There is a large Stainless 48” GE Monogram vent/hood above the Wolf Stove with 3 light settings, 4 blower settings and two warming lamps to keep your food warm when it is waiting for you on the warming rack just below! For keeping your groceries cold, there is a Stainless 48” GE Monogram Built-In Refrigerator with automatic ice maker that is fed by the 6 stage reverse osmosis / de-ionization water purifier conveniently located under the sink. This also supplies the purified water for cooking and drinking. There is also a Stainless GE Monogram wine/beverage fridge built into the center island for your convenience. The island also has a food prep area that includes a second sink, faucet and garbage disposal when preparing for those big dinner parties. The kitchen floor is made from natural stone, a honed but not polished 18” tan Marble that was laid in a diagonal finish and is absolutely beautiful. There is also an oversized walk in pantry that is equal in size to a bathroom! To round out and finish this wonderful kitchen is a Stainless Miele Platinum Series dishwasher that runs so quiet you cannot even hear it when it is on! If you are not familiar with the Miele, do a bit of homework so you can appreciate the beauty of this as well as everything else included in this kitchen….
The Great Room – is just that, GREAT! It has 10’ high ceilings, topped with a 6” crown. There are two areas built in to accommodate wall mount flat screen television sets. All of the wiring for the TV’s and 7.1 surround sound speakers are built in to the walls and you will only need your components to connect to them. The floor is a premium solid 3/4” red oak with a 25 year guarantee. There is also a Travertine wood burning fireplace with a gas insert when the nights are cold. Finally, this room has a 3 door lift-n-slide pocket door system that is unbelievable. Each door is over 5 feet wide and almost 9 feet tall. When all three doors are open up into the pocket area this room is further enhanced as it then blends with the outside patio area. The finished opening is 16 feet wide and almost 9 foot tall. When closed, this room becomes private by a remote controlled window covering system that gives the room as much or little light as you desire.
Bathrooms – All 3 ½ bathrooms are made with natural stone, two and 1/2 with polished marble and the other with travertine. Hansgrohe fixtures are used throughout and the master bathroom boasts Botticino Italian marble. The master also includes an oversized walk in shower with 3 shower heads, two bench seats and three body jets that are wonderful! There is also a 6’ x 42” two person Jacuzzi hot tub; his and her vessel sinks and custom zebra wood accents. You must see this bathroom to believe it! The master bedroom has his and her closets and a separate makeup area if so desired just outside the bath.
The Patio and Pool/Office House - Just off the back of the main house is a beautiful travertine paver patio, deck, BBQ area and pool house. The pool house (as we call it) could be used for a number of different uses from extra den, office, art studio and more! It comes fully equipped with a mini kitchen featuring cabinetry, a mini fridge and kitchen sink. There is also a full bath in there as well.



The Yard – Behind the patio is the remaining rear of the property that is completely fenced off and large. It could easily accommodate a large pool, a half court basketball hoop, a golf driving range, actually it could fit all three! There is so much room you could easily fit a tennis court if you so desired!
The Future - Does your future include more children or possibly a live-in nanny? Well this house is ready for when the time comes as it also includes complete plans designed by Pacific Beach renowned architect, Russell Stout, for a second story. If you remove the stairs just inside the front door, you have an accurate floorplan of the existing house right now. Bedroom #3 on the left can be converted into a large formal dining room, just off the kitchen. The wall with the door was designed to be easily removed in about an hour!

The 2nd floor Master Suite is an excessively large 1500 square feet, which is just one bedroom!

The top elevation is the front of the house that faces south. The below elevation (above) is the west elevation that sits on the side street.

The top elevation is the north and is of the back of the house. *Note -it is a three door system, not four as shown.
The lower elevation (above) is to the east.
